Who's going to want to live there after the destruction left by the hurricane? What insurers would insure houses now?

My brother has a place on the island of Captiva, which took a direct hit. He's really bummed out about it and has no idea if his house is still standing. The bridges to the island were knocked out.

Florida faces threats from hurricanes every year. The state has gotten lucky it has not been hit more often.

Good post . The fact that people are just now discovering they have hurricanes is going to have a severe effect on people wanting to live there

Have a place down there, and got lucky with only some minor cosmetic damage. However, all the places we like to go when down there are gone/severely damaged. Already decided that we aren't doing our normal Christmas break trip.

It will be rebuilt, but my fear is that a place like FMB, which was a mix of all kinds of houses ($$$$$ to $), restaurants, shops, many "mom and pop" older places, will now become a giant Margaritaville resort complex and a series of generic "Bubba Gump Shrimp" restaurants. The smaller, independent places won't have the money to afford the building requirements of new construction.

From what I can tell, hurricane building codes are off the chart expensive.

They are. I think that's why you see a lot of "people on twitter" happy when they see their house/building still "standing". Even if they know it's likely a complete gut job/remodel, I think that having some sort of frame remaining allows them to avoid many of the newer requirements.

For anyone that knows the Bonita Beach area, there is a restaurant/bar right on the beach called Doc's. I believe they are grandfathered in, because no other businesses are allowed on the beach side of the road. The surge took their first floor right down to the piers. Everything in it (walls, bar, bathrooms, kitchen, etc) is gone. They had "hurricane" windows, and the owner took photos from the second floor and it looks like it did the day before Ian. They should be able to "fix" the first floor and continue. If the storm had managed to knock down the building, my guess is they wouldn't be able to rebuild. That's the problem for most of FMB, the buildings are just gone.

Ummm, no. Denis can keep his humblebrag status around here. From my place, if you wanted to walk, and then swim across Estero Bay (or grab one of the washed up boats....), it's about 3 miles to beach. 8 miles in a car. Would need to add a zero to the value of my place, just to get "entry level" beachfront.

I am north of Madison not South. I do not compare myself to other people and their possessions. If I did I would fall into the McMansion trap. I downsized from Pulte estates when I moved up here. The only place I really go all out is on my vehicle, and boy is my new one sweet.

I am doing a big UTV ride Saturday. So much fun outdoor stuff here.

I've never played Sand Valley but have played Lake Arrowhead MANY times. For some sick reason I prefer the Lakes course.
