Rental business sues man accused of scams July 2, 2009 8:55 PM | 1 Comment | UPDATED STORY A Chicago office space rental company filed suit Thursday against David Hernandez, the Downers Grove businessman facing charges that he scammed investors and Chicago sports radio personalities out of $11 million. How were radio personalities part of the group that was scammed out of $11 million? Are we now supposed to have sympathy for them as victims? Who is spreading this load of garbage to the media? |

Grand Slam. Balloon Assed Chet Coppock was babbling about what a great "Capital Raiser" Hustler Mike North is AFTER the Hernandez scam was uncovered. Hernandez hustled the hell out of North who had all of these people quit their jobs WITHOUT a gun to their heads. The majority followed North like ducklings...impressed with their salaries and hotel accomodations. No one asked Street Hustler North about the financial foundations of the business......bet on it. |

Once again a FREE SERVICE on the Ill Sec of State Web Site allows you to check the status of a Business's corp! I Honestly check almost every company I am doing deals with and I check on the brokers as well to see if they have had any past or current issues. To be dissoved as a corp is not a big deal, people forget to send in their renewals all the time, the state makea an extra $200 for that, so if I saw it was dissolved and only for a few months, no big deal, but for 4 1/2 years. YES, a Big Deal. As I raised the point in another post, how the fuck they did a 2 floor deal with this guy is beyond me. They must have asked for Bank statements and that was it. They saw some cash and went with it. |

It is obvious that a guy like Jesse Rogers would follow North to Jonestown and set up the Kool Aid vat. What gets me is that a guy like George Ofman, who acted as if he had access to the financial books of the Cubs and Sox, babbling constantly about their budgets and always talking about his own stocks, turns out to be a complete idiot. |

It is amazing how some "Update Man" could piss me off like he did when he was absolutely so certain Konerko was signing with the Angels. He was using the terms "check" and "checkmate" like he was privy to the contract negotiations. I don't care if I ever hear this wannabe financial wizard in this market again. |

I assumed there was no build out, but I have done deals in there with less than 5$ a foot in buildiout, bascially paint and shampoo carpet. They still needed financials. 5 year deal minimum if they are taking 2 floors. 35,000 at $25 Net, 8/3 deal $900,000 net rent annually x .10% commish = Nice $90,000 fee for the inhouse company, plus legal fees for the lease, I am sure they cleaned the carept, minimum, still runs close to a $150,000 investment even without buildout. Did a deal at 222 N. LaSalle for the company I worked for. 19,000 SF, 3 years, willing to take the space "AS IS" deferred our commissions for a lower rate, even improved the space on our dime. Still needed some big money evidence. As I said though, Dh could have easily provided evidence of the cash in the accounts. |
