Shameless plug for me. Rates have dropped again, low 5s for the 30 year, mid 4s for the 15 year, around 4.25% for the 10 year, around 4% for the 5 year arm. All of this, of course, depends on credit, LTV etc. PM me if you have questions.

Do you have any success stories you could share. You know, Jim, 59, electrician, score 590, called me looking to refinance... a radio show would also help.

Yeah, Im still screwed. At least Ive built enough equity to no longer have a reverse mortgage.

I'm about 30k upside down!
Bought 9/11/07,a lot has happened since than with my personal situation,but I plan on being here for another 2-3yrs so hope it gets better.

Bump. Rates are still low, especially if you can afford a 10 or 15 year amortization.
