Post subject: | Realtor Recommendations Western Suburbs? |
I'm looking to put a condo up for sale that I've been renting out the past few years. I'm finally not underwater on it, so I'd just like to move it at this point before Bernie Sanders destroys the housing market again. Anybody have someone they can recommend in the western suburbs? The last guy I used was a schmuck, so I'm looking to go a new direction. PM me if you don't want to share names on the thread. |

Tribune will forward all the info to zillow, trulia and dozens of others, Along with the MLS listing. Agents hate those sites, they send the bare minimum to them.. If you want to throw away 2% to someone in a dying industry to list something..go ahead..but its not necessary. |

Give it 60 days on your own n see if you get a contract, if you don't..then pull the listing for a few days n relist with an agent.. But that 4-5% is a lot of money you don't need to shell out. |

You would have saved 2.5% in that case but you'd still have to be putting in some decent work to do it.Our realtor easily put in 30+ hours of work in selling our place. It was well worth it. Also, if your house is on the market for three days, you probably offered it for too low. |

I am VERy aware many realtors are not great to deal with. A large % are Realtors as a part time job and you need to fit your deals in between their hair being done, nails, massage , etc...and the women are even worse! The point being is that having an intermediary who has done this many times working with you is well worth the 5% you will pay at closing. Just listing something as an FSBO in the Chicago market reduces your exposure over 50%. Of course it can be done, but also then realize you are going to do some work. Like "ALL" the showings. Even the complete waste of time ones. You will need to provide disclosures....huh? I assume you all have those on file. Which title company are you using to hold the earnest money? By no means am I saying you cant sell your own property, but be prepared to do some work. My thoughts aren't a shot at the realtors themselves... they only get a portion of the roughly 2.5% they have to charge. A lot of it goes to listing fees, their agency, taxes, etc... but it's a lot of money. Depending on the price of the house, I'm gonna give it a whirl myself in the future (when I'm selling). |
