When it was added to, the new architect(s) tried to "curve" it back by making one side of the walls taller than the other....so, if ever "straightened" it would lean the other way!

i could understand a very busy professional pulling in a huge salary and not ever really worked with their hands subbing everything out but most men should be able to do things around their house... seems like some of you would call a plumber to replace a toilet or fix a leaky trap.

did my own hardwood floors with a somewhat knowledgeable buddy, bought pre-finished so I wouldn't have to. Not easy but not prohibitively difficult. The trim is real hard but can be done too, we did that ourselves & it took longer than the floor to finish.

By the time you pay to rent the nailer and sander you will need how much money are you really gonna save? Plus, the fumes from the sealer are pretty strong and a problem for a lot of people. The risk/reward not great on this kind of project.

go with pre finished and no sanding involved...and the pre finish can actually be re sanded ten years from now if you ever had to..but probably will only get one re sand out of it....every man should own an air compressor..they are very cheap and extremely useful..and trim guns are pretty fairly priced too..they are great to have around the house to put base or casing in... compressor airs up the tires in your car or use pneumatic tools on in the garage dozens of other useful things to do.
