The 3-5% rule is set by the government for Fannie Mae and FHA loans. The Federal Government should not be in the business of guaranteeing loans. But in the context of our current system, loosening lending standards, including down payments percentages, makes no sense if you are worried about a repeat of the recent financial crisis.

I am in favor of very tight lending standards when it comes to government guaranteed loans.

Denis, you know what you're talking about which, unsurprisingly, means you don't know what you're talking about and should just shut up and leave it to the pros.

I'm not encouraging your poor behavior by responding to it.

Too late!

But seriously, I think Denis did a fine job in explaining his stance concerning the "Pie in the Sky" and in the context of our current, ahem, situation.

All words and stuff tripled checked for grammatical correctness.

Not in the context of how his screen name is spelled.

"denisdman" One "n," hence why I typed "Denis."

Not that hard to understand. Maybe you should hit the books and know something.

Here's where we diverge. I don't disagree philosophically with truly free markets. But everything we are talking about has to be in the context of the current system. To operate within a system in which the government is creating artificial demand and trying to drive purchasing and lending behaviors and then suddenly offer solutions as though they're not makes no sense to me. The next time there's a rally to change the entire system, I'll be right there next to you. But until it actually does change, actual legislation needs to be discussed within our current situation.

It stands for Den is da man. I would think you should know the back story of your hero's screen name.

That's fair leash. You look at places where the government guarantees debt, and it distorts markets. The student lending and home markets are big and broken. The SBA and export credit markets are the corporate versions of these giveaways.

If Fannie and Freddie keep their tight standards, then we reduce the need for future government bailouts. FHA's fund is on the edge right now and have raised mortgage insurance rates to shore it up.

I explained my screen name before. I had a co-worker that used to say to me, "you da man" all the time. When I created my first Yahoo e-mail address, I just made it denisdaman. I used to post on the Yahoo Finance boards and got booted one time. So I created a new id denisdman. And yes it stands for "Dennis is the man", which of course, I am not. But there you go.

I completely ducked your comment solely because I didn't want to engage you in what would end up in a meaningless discussion as per your usual protocol on these boards. You twist and turn things, throw out endless questions, and generally pollute the board with your devil's advocate approach to life. I am not sure you stand for anything except to the extent that you can argue your victim into submission. I refuse to play that game.

I love a good intellectual discussion. I also love the silliness and guy humor that persists on these boards. You offer neither. While your reply to me is innocent, I know exactly the dark path I would be going down in responding to it. Any other poster would have had a nice retort from me. In that respect it was a fair question that I am normally glad to answer. But with you, I suspect the question and comment were not genuine. You simply wanted to engage me in a discussion for no other reason than you have nothing else in your life.

I hope that helps. At least your troll belly will be fed for a while.

what the fuck? dennis, you have tunnel vision. the rich cant make money off high interest rates when those interest rates are low. it doesnt take a expert like yourself to understand that. it just helps them take more risks (investments). the reason we lower them is to help the people who have no money. because their job pays an indentured servant wage and their car is made with chinese parts so they have no way to get to work. which means they cant make money for the rich. if you were right, interest rates should rise when the economy crashes. let the banks make as much money as possible so we guarantee no jobs trickle down. if i put these words into the faggy way you so elegantly like to do i would be right.
