Post subject:  Home Inspection

Does anyone here do home inspections from a home inspection company from time to time? Like every 5 or 10 years? Is it worth it or just a waste of money?

Waste of money. Have an electrician look at the electrical. Have a plumber look at the plumbing.

Did I choose the wrong home inspection company or are most one and the same? About to close on my first home purchase and I can't help but laugh reading certain sections of the inspection report today.

"Not all registers were checked nor was test equipment used. An inspection as to the amount of air flow and its adequacy is beyond the scope of a home inspection."

"The house has been equipped with a water softener. Water softeners and/or any whole house filtering system is not within the scope of a home inspection and therefore not inspected."

"If we tested the system, we would have clearly stated so above. However, if the system was run, we only ran it for a short time so it is difficult to detect all leaks, especially underground leaks. Irrigation leaks, especially long-term, can lead to problems."

Agreed. If its not reported then the inspector can be sued

Yeah the inspection from what remember is required by the lender and mortgage company in order for the loan to be approved.
I don't think you can get around it.

I would never randomly have an inspection service come through my house. I would also never spend money on one of those weird insurance policies that supposedly cover appliances and fixtures.

Nor would I ever join the ripoff that is DirectBuy or some other buyers club service.

Today I find out my built in microwave door is no longer made. Anywhere.

So now I have to pay $2300 bucks to replace the entire unit.

A bunch of bullshit is what this is.

I'm surprised the insurance companies haven't tried to capitalize on forcing a yearly inspection. Not only could they force their own people on you but they could also just raise your insurance if anything comes back in violation.

People are pretty impressed with our drawer one. It is kinda cool.

I have a guy who has done our inspections on 3 homes so far. he's pretty meticulous. is there for 3 or so hours it seemed.

If you haven't changed anything, it doesn't make a ton of sense to regularly have an inspector come out.

This guy spent about an hour. He came on the recommendation of my realtor. I love my realtor. He's terrific. I guess this is generally how an inspection goes and is written up.

I was speaking to a friend who is a real estate agent, and he mentioned that inspectors are not allowed to test the AC in the winter because it could damage the system.

When it comes to HVAC, inspectors are useless. They turn it on. If it comes on it passes.
A good furnace inspection takes over an hour. A good ac inspection takes over an hour and really should be done on a day over 60 degrees, preferably over 80 for a true reading.
For the record I believe inspectors are fairly useless in general outside of finding gross violations of building code. Even then they're terrible at it.
Now I'm sure theres a good inspector out there or two but I do a LOT of post inspection inspections and its shocking how much they miss or don't know about.

That home inspector determined our furnace was toast...."DO NOT OPERATE".

The buyer's got their money's worth on that inspector.

correct, they can check for indicators though. Not sure what those were.
