I think Hochberg has bounced to yet another company (homesite financial or 56david.com or something).

I would recommend Andy Karabetsos with Lakeside Bank (office in the CBOT building). He was on the old Stock and Jocks show back in the day on the Score, and he's done about a dozen mortgages/refis for me and my friends/family. Top notch guy.

In all honesty, as long as you know what a "good" rate is, they are all pretty similar. The two times I got them I just got a reference from the realtor which made things a lot easier.

Meet Dan, age 34, looking to buy a home with his lovely wife. Dan asked his friends on the internet who he should call, and even though they all said "David Hochburg", he decided to put on his best sport coat and flip flops and head to his local bank. He was approved for a loan and they found the home of their dreams. At closing, he showed up to pay $5,000 in closing costs, then read the fine print and saw his apr is a staggering 24%!!! He called me after all was said and done, and while I couldn't help him, I did quote him a far lower interest percentage, and reminded him that if he had called me, he wouldn't have had the closing costs, either. If only he had listened to his internet friends. Don't be like Dan, call me, David Hochburg...I'm here for you.

Pretty sure no matter where you go they are going to run credit checks... kinda comes with the territory when you are asking

Some of the lending ads I hear on the Score these ads make it clear we haven't learned our lessons from the 2008 crisis. 0% down and 100% cash out refis are just asking for a repeat. I even heard a recent scheme (I think it was from Ryan Kelly) where he said if you were a business owner who didn't show much net income on your taxes, you could just show your bank statement deposits to qualify. In other words, we know you're cheating on your taxes and are showing no net income by padding your expenses, but wink wink, we know you actually are making more than you declare.

It's fucked up. When I went to get a mortgage just a little over a year ago, what I got approved for was mind-boggling. There was no way we could have made the payments they would have given us, even if we could have put 20% down. I have to imagine there are a lot of people who get sucked into that and buy shit they should not be buying. There's probably a sense of "well, if the bank approves it... it must be fine."

I heard him on a panel full of real estate professionals and the guy was an arrogant jerkoff with limited knowledge. It was like listening to an old options trader who decided to get a broker's license when open outcall died.

It takes a special kind of arrogance to be sitting in a room packed with people more knowledgeable than you and still pretend you are the smartest guy in the room. I'm sure it works on the average guy looking for a home loan...not as much on the guy developing a downtown tower using sophisticated, multi tiered financing. However, the people that guy sells to will be looking for a simple loan and you just blew it for him to refer work.

When Mrs Post and I bought our place, we just called the two banks we bank with and got a house note.

I mean maybe we are rubes, but isn’t that the way people have been doing it since the James K Polk administration?

I’ve done mortgages through bankrate.com. Each time the cheapest rate was actually available and everything went smoothly. The underwriters never seemed interested in anything, but if you harass them with documentation everything goes through.

This also.

Mrs. Post and I rarely agree on things, but we both agree that borrowing significantly less than approved for was one of our best choices we made.
