What looks like a modest ranch from the street is actually a 3600 sq ft 4 bed / 3 bath built into the side of an incline:

420K in the current market is not far off, might even qualify as a bargain. Probably under 300K 3-5 years ago.

Yup, been looking for a summer place for a year or two, but prices are high, even for smaller cabins. Same thing going on here, house prices are up to odd levels, few places in the neighborhood have sold for almost double what people paid for them 3 years ago. Have to think it will burst at some point.

Demand this time around being driven not by sketchy sub-prime loan financing, but by Big Money pivoting from commercial real estate--in the doldrums due to the pandemic--to buying and renting/managing large inventories of single-family homes.

While the rental income might be tempting, you have to wonder about the value of the underlying asset maintaining when you have renter occupied property. Unless you are going to lock renters into insanely long rental agreements, you're going to cycle through tenants over and over and that usually degrades the property's value. Plus owner-occupied single family homes usually get upgraded/maintained by the owner-occupiers investing in improvements and maintenance of the property. Renters aren't going to do that.

Probably after a few cycles of renters moving through their investment homes and the investment trusts having to lay out to repair/upgrade the properties, they'll start dumping their single-family home portfolios back on the market and the prices will fall.
