My top 100 are all from one guy that I worked for during a 13 month employment term.

He owned a 300 unit apartment complex on the Southside. A majority of the tenants were young black people, mostly single, probably a first apartment for many just starting off in life. Upon the end of the lease, he would personally walk into each unit and draw up a list of broken/damaged items that need repair. Many of these items were normal wear and tear which he detailed as damaged. Example : Light bulb out, toilet seat broken (when it was just loose), shelf broken, etc.

He would fix it all and create an invoice. Maybe $200. He would send that invoice with notice of damages to the last known address, which was of course the rented apartment. He had his own lease that the sec dep was for security of the rent, as most people just didnt pay the final month and ran off.

In the meantime he is sending notice of damaged items to last known address and of course no response, so after the cure period he fixes it and attaches his interest rate of 18% (or whatever he charged at the time)

Well, let's just say 10 years go by and now you are trying to buy your first house in Florida. You are 30 years old, you scraped together $10K for a $100K house and they run the credit check and you owe some guy $1000?

Imagine how pissed/shocked you would be to find out it was the apartment you rented 10 years ago.

Now take that scenario and multiple it by over 300 people. This was the guys hobby.

Please don't try and lawyer this one up telling me why he couldn't or how they can get out of it, etc, because I watched every possible scenario of this play out.

Including the times his car was keyed, paint dumped on it, dog shit under the handles, etc.

Landscaper gives a proposal for new landscaping at an office building.

Scenario A = $6000 includes him watering the plants everyday for 2 weeks, thus guarantees plants rooting
Scenario B= $4700 no watering, just planting. No guarantee on plants unless watered

Of course my guy takes option B, says we can water. Yet, we have nobody at the building everyday??

3 Weeks go by, all the plants are dead, we didnt water and landscaper wants his $4700.00 . My boss not willing to pay him, Landscaper sues him for the money. Eventually 6 months later gets $3000 settlement.

In a totally unrelated story, bosses Oak Brook home had a full lawn job, hmmm?

Boss buys 190 lots on a golf course, that had been in bankruptcy. 220 lots total, 10 houses had been developed, other lost just bought.

So a major development needs, a shot in the arm to get people buying again.

I get the DA of the area to agree to buy two lots. At market price, he has the builder and plans ready to go. I have all the local papers ready to write a story about how the development is back on the market and look...the DA is buying! Blah blah.

We have a closing date set and day before closing, DA class me and says he cant make it, trial extended a day, wants to push it back 1 day. I tell him it shouldnt be an issue, I go tell the boss who says NO. NO WAY.

His settlement was calculating carrying costs of 1 day, which was about $78 and charge the DA for the extra day. I offered to pay the extra $78, he said NO.

So, he pissed off the DA, who didnt buy the lots, lost his $1000 deposit and somehow, we ended up with some other legal issues from the county started popping up.

Just the tip of the iceberg

We needed to hire a Property manager. So he places an ad. Girl who has a good property management job making $90K a year applies for the job. She interviews 3 times and they agree on terms, start date, etc. the next day she gives 2 weeks notice to her company.

His MO is wait 2 days after someone takes a job and he then sends this package of agreements you need to sign. They all suck. Pay is in lag of 2 weeks. runs credit check, need auto checkup, and some other bullshit. None is a dealbreaker, but you enough to get off on a bad start.

Anyways, he sends the stuff, she fills it out and send it back.

3 days before her agreed start date she calls and leaves him a message. he doesnt call back.
2 days before she calls, leaves message. No call back
her start date, she calls, no call back.
Monday after her start date she calls, leave message. No call back.
Tuesday she call...he wont talk to her...she asks to talk to me, I take the call, I tell her to just keep calling, I will talk to him.
I went in to talk to the idiot and he acts like no issue exists.

meanwhile, this girl is freaking out that she quit a great job and doesnt know if she has a new job.

She ends up starting the next Monday and he acts like it was never an issue and everything is great.

2 months later she quits and writes a letter with the language of "Waking up in the morning, just the thought of seeing you is so revolting I actually get sick to my stomach."

Well known religious university had him on the board, after a 6 figure donation. His plan was to send his daughter to this school.

After 3 months, they hated him so much, removed him from the board and gave him his $$$ back.

Very well known .COM company buys an office condo from him, well before they hit it big.

He puts in a phrase that he has the ROFR to buy the condo back, before it goes on the market. That is the RIGHT OF FIRST REFUSAL to buy the unit.

The guy sell the .COM to the Tribune for reported $7 mill and part of the sale is the condo unit, as they own the asset.

Ironically, The Tribune doesnt want the condo, it's about $400K, but it was part of the company.

So they present the ROFR to my boss. here it is, do you want to buy it? He just doesnt reply. They continue to ask him, he continues to not reply. The owner walks into our office to ask him and he closes his office door. Still nothing

The guy proceeds with his deal. His attorney, Trib attorneys agree to insure over the ROFR.

At closing table, my boss delivers lawsuit that he has a ROFR on the unit.

He gets countersued for not buying the unit. Basically .COM attorneys claim that the Lawsuit was an indication of his desire to buy the unit and now they want to force him to buy the unit. (He never wanted it) Kinda cool, watching the Tribune lawyers harass him trying to force him to buy the unit, as they didnt want it to begin with.

He drops the issue, once again, nothing happened in his world. Of course he dropped $4000 on legal fees.

Takes employee pension fund and buys land with it. used most of the money.

Employees retire, looking for money, but he isnt giving them money until he sells the land. Which in reality will be when he retires as he has the most shares of the fund.

A few employees write the State and the state forces him to sell the land. State sues him and uses the cash in the fund to defend his position.

he loses the Lawsuit, sends out a statement to the pension shareholders. He used $50K from fund to fight the state lawsuit.

State sues him again to reimburse the $50K into the fund.

5 years later he sells the land and distributes the money via the fund.

3 former employees dead by then, that probably needed the money.

hes got the clientel in this area. everyone knows him. the boss hate him, but he brings in so much work that he cant fire him.

he also has a ton more real world experience then i do for this stuff. i have the education, but hes been doing it his whole life. it will be a huge plus for me to have him in my corner.

One of you needs to be sole owner- you want him in, fine, pay him a salary and X% of profits, but he works for you. Even if you want to give him 50% of the business profits, go ahead. So when ten years from now and you guys are pulling in a cool milldo a year, and he wants to retire, you owe him nothing more than a huge thanks. He made his salary and got rewarded for extra business brought in, and you don't have to take on another partner or a huge loan to cover his half of the business growth, or any expected future income. Plus, you get to make the calls going forward, getting is input for sure, but expansion, moving, hiring, etc. you get to do on your own, he can't exert partner pressure.

Really, read Dave Ramsey's book on entrepreneurship, lots of good, conservative suggestions for a new business owner.

that was the plan i just didnt explain it well. i told him i DO want to make more then he does, because it will be my shop, but i want him to make a considerable share off each job he does. basically i dont want him to make money off an hourly wage, i want him to make money off the jobs he does. of course there is a lot of details to work out, but for now i am talking to him in terms of partnership because thats how he will produce the best.

but yeah, as far as the paperwork, it will all be in my name. as far as specific work rules and if hes allowed to drink water during work, i could care less. hes his own man capable of running a shop on his own, i dont need to manage him i need to work with him.

Hires a new secretary. Older asian women whose husband had passed and she just needed to get out of the house. He was a Doctor, left her money, house, Mercedes, etc.

This lady may have have the best secretary I have ever seen. Organized, created systems, etc.

After 3 months she can't stand the guy and as history went, she got another job in the neighboring building. I guess, an accounting firm found out what an asshole this guy was and knew anyone that lasted more than 1 month was a great employee.

So she hands in her 3 week notice. Yes, he requires a 3 week notice.

During that 3 week period she created a manual for how he likes things done. from the temp, to his coffee, to messages, etc.

Everyday, we had 30 minutes for lunch and if she was 1 minute late, she would write that she was 1 minute over her lunch time.

On her final day, he had the accountant come in and add up the time she was late coming back from lunch and he had the 23 minutes she reported late deducted from her final paycheck!

Lawyers will love this one

He buys a bunch of land and an office building. At Closing he signs the Loan docs, which were about 150 pages. Some of it was marked up at the closing as that's how he does stuff.

Example Language: Upon Client selling lots, Client shall pay lender a release fee of $200 per lot. This was agreed upon and signed off.

I get a contract for 10 lots, so the Bank sends a release document looking for $2000 at the closing as release fees.

Boss had me go look up the document and see what it says. Low and behold, the PER LOT is scratched out and PER TRANSACTION is replaced in pen.

He claims that is what they agreed upon at closing. I tell the bank this is what they agreed upon and the bank VP laughs at me. Of course he spends $1000 on legal fees fighting this and eventually they send him a letter of damages if he continues. He finally stops.

Me: Bob you have a call
Bob: who is it? how did they get my name?
Me: probably google, or your business card
Bob: NEVER GIVE OUT MY NAME. TAKE A MESSAGE AND WE HAVE TO HAVE A MEETING WHEN YOU GET OFF THE PHONE.
Me: Sorry he is not in the shop right now. Can I take a message?
Caller: its his friend, he told me to call him
Me: Ok ill have him call you back
Bob: YOU WILL LEARN SOMEDAY. I HAVE BEEN DOING THIS LONGER THEN YOU HAVE BEEN ALIVE (which isnt possible but whatever)

later on that day,

Caller: Hi, i have a question about blah blah
Bob: here, let me put you on the phone with one of my techs named ikesouth
Me: i thought we didnt give out names
Bob: direct quote- "I AM THE BOSS I CAN DO WHATEVER THE FUCK I WANT".

all the names have been changed because this guy would use this as criminal damage to his business and sue me for it. i am not kidding or exaggerating in the least bit. another direct quote from him- "it doesnt matter whos right or wrong, the guy with the biggest pocketbook wins in court".
