a coworker made the mistake of becoming a landlord. he owns 2 homes and a 4 apt complex. he bought them in pretty rough condition for a steal of a price (an old guy who owned all 3 properties passed away and he bought them at auction. they had been tenant free for a year or so) and fixed them up respectably and lets just say the conversations he has with complete losers is just hilarious. The first person that moved into 1 of the apartments brought bedbug infested stuff with them and immediately blamed him for them. like within a week of moving in. renting the homes was a complete adventure. derp after derp after derp.

so on one hand, many landlords are nozzles...i get that. but i would guess that at least 50% of the time the renters in these situations are the asshats.

Gotta agree. I saw it on my rental property. When people do not own the property and/or get government aid, they literally don't give a shit.

We had a lot of folks at work get stuck in underwater condos and townhouses after the real estate bust. As they had kids, they went on to buy larger single family homes but could not get rid of their other property. So they rented those places put until the market recovered. They had some interesting stories on tenants. One old guy (the renter) was seduced by a younger eastern european lady who knew how to work the system. She moved in with him.

Well they eventually got into a fight, and he could not legally kick her out even though she wasn’t on the lease. Once she was there 30 days, he was stuck with her. They fought to such an extent that the neighbors got pissed.

One day he came home, and she went to another set of neighbors and told then he was abusing her. The other couple, older as well, beat the crap out of this guy and pepper sprayed him. I saw a picture of the renter, and his entire face was black and blue.

My friend eventually filed eviction papers, and ended up losing out on about $4,000 in lost rent and many months of a vacant condo.

Both my brother and a friend had to have people evicted from the place they rented out. In both cases it cost them more to evict and repair all the damage left behind then the rent they took in.

Do you still have the property?

I have been debating whether or not to use my townhome as a rental property instead of selling it when I eventually buy something else. There are several people in my area who rent their unit (if you'll pardon the expression), have stable tenants, and few problems. I have, of course, also seen the opposite. I would screen applicants as much as I could and do background checks but have never been a landlord before and am a little wary. If I did decide to do it I would do as much research as possible and consult people who have successfully done it for years.

Is it feasible to be a landlord if you live in a different state than where the rental property is located? I am not opposed to moving out of state, but that seems like a dicey proposition even if you have a great tenant.

I had a townhouse with a "garden apartment" -- is that what they call basement apartments? Anyway, I left it vacant rather than deal with the hassle. I don't have the temperament to deal with people.

The real issue is the attitude of the landlords and you can see it in this thread. They're starting from a place where this property is mine, I do shit the way I want, and fuck you if you don't like it. Unfortunately, that attitude has necessitated the admittedly draconian RLTO we have in Chicago.

Well that's an inneresting question. It had been built to "code" apparently, but nobody ever registered it or whatever you have to do. I assume I could have paid a lawer and the necessary bribes and gotten it legal. This was in DC.

I feel the same way about lenders/creditors as I do about landlords. There are plenty of predatory ones. But in all my experiences, I have never had an issue with any of them. Things seem to go fine when you pay on time per the contractually agreed upon terms.

Yea, it must be because all my landlords have been fine. Mebbe I've just been lucky? Knowing some colleagues who are landlords they're just desperate for a solid tenant. They bust their ass to keep a good tenant happy because it make thing easier for themselves too.

There's a big difference between a landlord who lives in the property and an absentee landlord.

These guys are Tad Queasy types. Have a condo/townhome and moved into SFHs.

I've only lived in apartments managed absentee via property groups and they've been fine. Idk. Probably lucky then, I guess

see the problem is you took those 4 pictures he tweeted as them discussing how to fuck their tenants presumably but I quite frankly i can completely see it from the other side.

I'm trying to think of a society that didn't have land ownership (either private or government) and evolved beyond living in tents as hunter gatherers.

I've read on the theories of land ownership. I haven't read anything on the psychology of it. I know it's not but it seems innate that humans want something to call their own with at least the right to exclude others as they see fit. It seems like sharing is something that has to be taught and is really only a byproduct of getting something else we want.

How about if each American were allotted an equal amount of land (in value)? The issue is man's desire to glom more than he needs.
