1. Said Broker has gotten 1 celeb client, she just thinks she knows what is going on with the others, I have seen Sharp viewing houses with other brokers, so he is not her client.

2. City lots are 25x125, 37x125 with an R4 zoning allows for a 7000 SF house. So yes it is a a bigger house.

I think he paid a little too much. Could have rented a house for a year while I built him a kickass pad!

He needed a place, quickly, ready to go, close to Wrigley that SHE says is OK, so he paid up!

When you are in that realm of $$$ and she says "I Want the house" you write a strong cash offer and then call the moving company.

Believe me, I am sure Theo had seen 5 houses too many!!!

if i had access to the mls i bet i could find a dozen comps in that area for 35% of the purchase price...he made 3 bad decisions in his brief time here ...1st was reading that awful prepared speech ricketts had scripted..than he signed a 32 year old outfielder and now he over gets taken in a real estate transaction in the biggest buyers market in a century.

Can't even begin to tell you how wrong you are.

$1m in the city (lakeview/Wrigleyville) buys you a frame house of 4800 SF that is 10-15 years old (or less $$$ for Older houses). It's still nice, but it is still a frame house with siding and the finishes are not even close to what is in Theo's house

$1m does not buy you the dirt in Lincoln Park these days.

And it is not a buyers market in the $3M market. Many SIMPLETONS think that, but it's not.

Plus when you have $3M to spend, you buy what you like, you don't go back and forth haggeling over $10K

Any other thoughts Mr Real Estate?

While he may have paid the listed price, part of the deal could have easily been, repaint the whole house with a number of different colors, refinish the floors, etc etc making a number of changes. All cosmetic stuff that would take a week.

People will pay for "AS IS" Move in Condition, if they need to move NOW.

Maybe some of you can go on some showings with me and explain high end real estate?

The area I am building a house has a few athletes and ex athletes living in the area. I know what some of them paid and I know how quickly they closed the deals.

When you deal in millions, fighting over the last dime is not what you do.

UNless you are crane Kenny who did fight over the last penny when he bought his land in Winnetka from a friend of mine.

It took way to long to get to this point.

The market is strong in the +$2 million market in lincoln park/wrigleyville. The wealthy not only still have money, they have more money.

Rental market is very strong in lincoln park/wrigleyville.
