i could find you knockdowns much cheaper than a million in lincoln park..so the dirt is not 1 million..of course the 3 million dollar home market did not get hit as hard as the 300 -500 k market...that is a much smaller pool of people who can afford those homes. you are wrong , it is a buyers market in any real estate in this country..i am not talking about haggling over 10k...i am talking about saving 500 k...and you are the simpleton if you think the hardwood needs to be refinished in that home that has been for sale for over a year...if i am theo i come in say..i like this place..asking price is 3 million...i can close immediately and my offer is 2.5

312player, you have NO CLUE, May I ask what you do for a living? because I look at these prices every single day, sometimes 2 or 3 times a day.

There is NOTHING for $300K, maybe South of Irving park that is a full lot!

There are a few lots on Halsted in the 2600 Block, for under $600K, but these are viewed as commercial parcels.

Then go to 2600 N Bosworth Block, which some consider LP, but brokers will say that is Lakeview and thats the bargain of the day at $600K for a tear down.

Lill and Montana have some $800K lots.....

Then go around Armitage, 2 blocks N and S each way, ALL OF THOSE LOTS (WHich are actually Tear downs) start at $1.2M and go from there.

What exactly do you try and do for a living again?>

When a building is in so much financial trouble that the builder is going to give it back to the bank....EVERYTHING GETS TAKEN OUT! EVERYTHING! DOORS, TOILETS, CABINETS, ETC. SO While the bank will accept the $500K low ball Offer, you then get to drop $300K to finish the house. YOU CLUELESS SIMPLETON.

BF there are a lot of former million dollar properties that I've seen that have lost 75% of their value. I'm talking about new construction too. The ones I've seen have been in the suburbs. Maybe when you have the money you don't really care ( I would) but I personally would rather purchase the bank owned property and make improvements than I would paying market value for anything. Of course I don't have $3M to put on a property but if I did I imagine I would still feel the same way.

As you also know a lot of stuff doesn't make the MLS in an attempt not to destroy the value in a particular area. Also celebrities around the country have been taking HUGE losses on properties.

Actually, if you played in the NFL at QB, your opinion on who is a good QB and who isn't, is very much a stronger argument.

Now if you didnt play in the NFL and you try and tell me what it is like to play in the NFL, then calling someone a dick would fit nicely.

How you feel and how someone who makes $$ millions per year is much different. They make millions a year and thus dont have time to fix up a BK property. The vast majority of buyers want "FINISHED" Properties! 100% Done, give me the keys!

Juanita Jordan, Rosie O'Donnel, Taj Gibson, D Rose, Ryan Dempster, etc are not buying "Fixxer Uppers"

Obviousely, how you feel if you had the $3 mill is your choice, but you would be the exception.

Even the $1Mill plus in the city, they want the place finished! Maybe pick the paint and some granite!

I sold one house to an interior designer who bought it while framing.

The other shell of a house I sold to a Ga y couple that spent a year picking out custom finishes.

Everything else I have ever built and sold has been finished with maybe the exception of the kitchen tops and some paint.

People do not want to do this work, especially really rich people.

what i do is none of your business...you said the dirt is 1 million in lincoln park..i said you are wrong...i never said anything about 300 k, where did you come up with that number?.....i am not talking commercial lots...i am talking residential lots in lincoln park that are zoned r-4...you come off as some big shot know it all developer/builder that knows that area..than why are you talking out your ass?..you think lincoln park is shangri-la that did not get affected by the down economy and you are wrong...i am not going to do your research for you..but i know for a fact that dirt is not 1 million in lincoln park..you do not believe me?..go to lincoln park chicago real estate.com.. dozens of single/multi family homes in lincoln park zoned r-4 from 600-800k asking price.

I am doing an MLS search for your CIA, I don't know shit about real estate in Chicago Ass.

We searched South of Fullerton to 2 Blocks south of armitage, from the Lake to about Southport for the Myhtical $600-$800K R4 zoned lot you speak of.

Let's start at the lowest priced non townhome on the market.

935 Willow, which is a unusual former garage, which is next to the El and will be sold for Condos at best. That is $899K

Next up, steal of the century, 1700 N orchard, lowered this week from $1,250M to $900M on an R3, 25x100 lot!

or 919 Wisconsin, for $900K, also a 24 x 100 lot on the corner.

1249 Dickens, for $1, lowered from $1.2M, yes, we finally have a 25x125 lot, but's R3...not the R4 you know of.

But I kept looking for you, because you assured me that they are out there and I found 1817 Cleveland, which is on a 24x124 lot, that is under contract at $1.2M and it's an R5 zoning.

That would the least expensive building or lot, that fits your R4 zoning criteria.

Seeing North's house on his video's I am not impressed. Small kitchen for the wife that cooks so much and the deck is pretty shitty as well.

I think North ran into the same issue, tons of people do. They go to build a house, the architect tells them the rooms are big enough and they say OK, as the rooms look big when you are looking at the prints.

Evidence of this, would be that North was looking to build another house, which was bigger than what he built? For what? Him and Bebe?

Don't know exactly where Mully lives but have a very good idea and would say he has an older house, similar to those in Beverly.

Once again "THE HEART OF LINCOLN PARK" is different than "LINCOLN PARK"

And there are a Couple of Houses on Lill for $899K, that are R3, these are North of Fullerton, not south. Yes, it make a difference.
