Or at least become active by going to HOA meetings. My wife and I were getting screwed with multiple fines for a few items that were 100% false. We started to go to meetings, and these fines vanished, and we haven't heard a peep from anyone in a couple years now. People will be less likely to accuse you of anything to your face, so by being at the meetings, they will probably be frightened to air any grievances. Our meetings are just quarterly, so we only have to invest about 4 hours a year with them, and they are actually humorous to see how petty some people can be.

This is the plan right now...We are working on the neighbors to try and get the dec amended...it only missed by 2 votes the last time it was up, and we are hoping to get a re-vote at the August meeting.

Going to those board meetings can be a tricky thing. If you get too vocal you have people saying, "Why don't you run for this board and do some work?" I guess some people like that type of thing. But for me, I'd rather not put up a fence than have to listen to these assholes make a big deal out of shit like a kid parking his tricycle on the sidewalk.

Yeah, I never get real vocal. I just show up so others won't accuse me of some bullshit. People will be afraid to say anything about me, just because I am in the room. It could work the same way for Boyd. Lots of people are all about avoiding confrontation.

I had a roommate who owned the condo we lived in. We used to get high and go to the meetings just to laugh. Average age was upper 70's. President was like 90 and would fall asleep during direct questions to her

-talk to the people who put up fences to see if the applied to the HOA or if they just did it and what it any repurcussions there are/were.
-if they applied an got permission, do the same. If not and they just did it, do that.
-if you do it, make sure to get EXACT property lines as Doug said and have a licensed fence guy put it up.
-if they challenge you, threaten to counterclaim an action for selective enforcement of the bylaws. It worked for me on a non-fence issue.

Search for your Association's name here. It will tell you who your registered agent is. Most times your RA is your attorney for Association matters.

Like I said, most times it is. My Association's management company is our RA. I don't believe they charged us. Granted most attorneys only charge around $150 to file the annual report. At least from examples I've seen.

The fees I see for attorneys that don't specialize in HOAs and Condos are laughable. I know around 5 or 6 that specialize in just that, and seem to have much more reasonable fees, which makes sense. Though I would suggest staying away from the one that charged one of our associations $900 for a two page attorney opinion request letter that took all of 30 minutes. :lol:

Then why do similar firms usually charge around $200-300 for the same thing? The previously mentioned firm is notorious for their ridiculously high fees. I saw the letter, since I had to answer to the angry property manager asking why my firm asked for a legal letter that cost $900.

A lot of times an "opinion letter" could lead to an inheritance of a pretty good amount liability on the writer, regardless of how the wording is couched, and, at the very least, someone is likely going to try and rely on it to their benefit (and hopefully not to their detriment!), so I don't see a problem with the $900.00 fee. It is a lot cheaper than bringing or defending a lawsuit.

What you think took only 30 minutes could have taken much longer than that with combined time spent on research, proof, and preparation.


Furthermore, the Association was not involved in any lawsuits at the time of our audit!
