Don't overlook your local credit union, especially with less-than-perfect credit rating or property with some issues. Many will retain the loans in house, and can get the non-conforming stuff through. Most CUs are now offering membership to nearly anyone, not just teachers or whatever they be named. We've actually shifted some ag property mortgages to a local CU with rates as good as Farm Credit Services, and enjoy the other account services as well.

PM, I wouldn't argue with Frank, he is rarely wrong, this is why I gave up my battle with him, he is the guy you need to talk to when you need stuff.

I've done about 4 refis with Andy Karabetsos at Lakeside Bank (some may remember him from the "Stocks and Jocks" show that used to be on the Score) and they've all been painless and well done.

Just did this in December.

Paid for the appraisal. Two months without a mortgage payment and no closing costs.

Going from 30 to 10 or 15 year yes lower rate and quicker payoff but bigger payments. Instead why not refi into another 30-year and then just either add to the principal each month or make an extra payment or two each year? You still are paying off at an accelerated rate but also have the security of being able to revert to a lower payment if you suffer job loss, illness, etc.
