i do agree with dan and terry that, if the cubs just up and left and built a utopia in the suburbs it would be a huge success for decades to come... the inner city of chicago is a clusterfuck of shit and it wont be getting better.

Demolish Wrigley Field, sell the land on the open market and I promise you it would be replaced by a great development that included residential, commercial and public recreational components. It would be a destination. I wouldn't be surprised if it would be a net financial gain to the city.

Isn't writing each of these rooftops a check for the discounted PV of the current contract (less a bit due to getting it without having to do any actual work) for the rooftop revenue a feasible solution for the Cubs? Buy em out. Or make em annual payments for tax purposes. How much is litigating and delaying costing the Cubs in terms of expenses and lost additional revenue from signage and whatnot.

That would be a difficult negotiation I think since the Cubs, as the buyer, really bring the value to the cash flows. Over the long-term, the Cubs have the ability to stop those cash flows to some degree. I imagine the rooftop guys would want to try to collect on the value of those streams that truly only have value in the long-run to the Cubs. I doubt they would ever agree with the other's point of view.

IIRC, it's a 10 year contract with 2 years already under the belt? So it's limited to 8 years regardless? Or is it matter of the rooftops being able to potentially double or triple their revenue in the years when the Cubs are going to make the World Series. I can see how the latter could be a sticking point. Maybe just tell the rooftop guys to "get real" "we're the Cubs" and there's no World Series in the near future.

buying out the contract only removes part of the problem and still leaves exposure to litigation open (although the city would be the defendant but defending the cubs entitlements)

Couple things...

If the Cubs leave there is no need to have the landmark status and city will remove it and all move forward.

Second the only way a rooftop contract buyout works is if you convince them they will make zero revenue when the contract is over. The signs and renovations will shut them out cold in 8 years. So take 11 years of money now and then move on.

It's funny, these two fake-ass clowns don't know a damn thing. Terry pretends to know and fails miserably and BernSTINE pretends to know and fails miserably.

As mentioned before, BernSTINE was trying to sound so "in the know" and so smart when puking up that crap about what the Cubs should do. First, they were painfully obvious points and he was talking about them as if he had some super secret info only he knew and then he just sounded like a PR machine reading off a cue card.
