I live in Connecticut in what's called a "non-neighborhood." Basically, there aren't a lot of subdivisions out here. There are neighborhoods that are spread out, and each homeowner has a lot of land. Anyway, a house down the street appeared to be in foreclosure. I assumed this because it wasn't maintained at all. So I bitched to the building commissioner about general maintenance. He advised me that he would make the owners perform maintenance to conform to ordinance (which was surprising, as I had assumed it was bank-owned). The guy came out and only mowed. The house itself still looks like shit, has several obvious code violations, and is vacant. It's dragging down the neighborhood property value. The building commissioner appears to be inept. Any thoughts on what I can do? The attorneys I work with don't specialize in this area and just tell me to keep bitching to the building department. That doesn't seem to be helping. I really just wish they'd tear the fucking thing down.

Any thoughts would be appreciated.

I slept at a holiday inn last night, thus

1. Guessing the only reason the lawn cutting was done as that is a common ordinance of exactly how hight the grass is allowed to be before the fines are assessed and thus thats the only violation.

2. You claim numerous other code violations exist. If so, find them, print them out and take them to the inspector for each violation. To just say "Obvious Code Violations", isnt enough.

Keeping your house from looking like shit, isn't any violation. It does as you say bring down the value of other real estate in the area, but thats life.

Had some code violation fun in my life.

Highly doubt any legal type is going to actually take your case as it is not your job, or theirs, to enforce code issues.

I suppose I could be more specific with the violations.

I'm not looking to make it a matter of litigation. Just looking for the codes to be enforced and, hopefully, for the property owner to decide it's not worth his time and tear it down or sell it for a penny. It's a piece of shit in need of major overhaul.

Go to the recorder's office, find out if they have a mortgage, and, if they do, make a copy of the last one in the chain and send the Mortgagee (i.e. the bank) a certified letter detailing how the property is not being kept up. It is a violation of at least one covenant of any boilerplate mortgage to let the collateral fall into disrepair. They could be declared in default of their Mortgage.



100-1 that does nothing and gets filed in the circular file cabinet.

But you arent part of the contract, combined with them not giving a shit about a guy who doesnt keep his place in a good condition.

Esepcially, if the guy pays the note in a timely manner.
