First, it's "I don't give a damn," not "shit."

Second, I'm not at all sensitive. Your position is one held by MANY people and while it's nice in theory, it's impossible in practice. If you want a homeowners policy to cover flood, you are going to subsidize it even though you don't live in a flood zone. You act as though the money for this just magically comes out of thin air... for every additional risk that is covered, premiums increase. You have on one hand complained about premium prices and on the other hand complained that insurance doesn't pay for practically anything. You can't have it both ways.

I didn't complain about premium prices, I just stated what the stock rate is(from my experience) and I noted that they make a pretty damn good margin on this. I'm sure Denis will be remind me once again, "yeah, but they could be making more!"

No. Insurance is customizable, which is why people in Minnesota don't need to purchase flood or Earthquake insurance. To an extent, a basic homeowner buys a package policy, but as insurance gets more and more expensive for large businesses, it becomes coverage for exactly what they need based on risk and nothing more.

From what I've seen, they build pretty much wherever and however they want. The one report I saw said that there are homes built below the high water line of the one reservoir. So they actually flood before it even reaches emergency spillway levels. I find it hard to believe that's true, but given everything else that seems to happen there, maybe it is.
