No, that's Palm Beach, the island. West Palm Beach is Schaumburg with Cubans. The beach is terrific, though.

When I was squatting in downtown WPB I used to run along the Intracoastal and cross over to the island but sometimes the drawbridge would come up just as I got there. They saw me coming and said no sir.

Yes, there was some festival going on, and I recall walking around the Pavilion area and then up and down that street. We had the kids, so we took a lower key approach with where we ate, maybe that Mexican place Rocco's. It is quite a contrast from the "average" person around the Breakers and the "average" person in West Palm Beach. There seemed to be quite an Emo kind of culture in West Palm Beach.

Still, it is a pretty cool area especially as far as Florida goes. The only place that is better in Florida is probably South Beach/downtown Miami. They have tremendous restaurants in Miami. Naples is nice too, but seems more suburban mommy. I am not a fan of Key West....

Not surprising at all that Chicagoland leads the nation in underwater mortgages. The cities reputation for midwestern pragamatism and living within ones means is completely unfounded. Nowhere do you see more people with 96 month car loans or financed pool tables.

Penske trucks are generally used for bulk stops, this is not uncommon.

It will never change as long as the property tax and pension obligations burden the working people. And because pensions are guaranteed through the Constitution, it will have to be massive property tax overhaul. Indiana and even crazy California cap property tax at 1% of home value and only goes up when the home is appraised for more. How can anyone ever truly own their home when they are paying $10+ thousand every year in property taxes? If my wife wasn't a teacher, we would have left this state a while ago.

Retirees certainly do leave for warmer climates, but not at the pace Illinois retirees do.

I'm only talking about the retirees. The original article seems to indicate the numbers are bigger for Chicago because of the loss of working age people.

The original article was from over a year ago, I just bumped the thread as the article about mortgages in Chicago being underwater could be tied with this trend as people leaving an area can depress housing values even if the national trend is for them to rise. I know you're out of state so I'm sure you're likely seeing rising home prices in your area. I doubt there are many underwater mortgages in such an environment.

We went into the retiree question because someone else brought up the pension issues that Illinois faces.
