Awful to have seen. Sickens me. And every time I've been involved in repairs with these companies the consumers get fucked.

Serious question for you then.

I get the point of not paying for a home warranty, but what if a home warranty was given to you by the builder at closing (this is something the builder in question does for all of their builds)

In the event something came up a few years down the road, would you use the warranty (which we ourselves did not pay for but have the services of) or would you say pretend you don't have the home warranty and just hire someone to do the job and pay for it?

Had one years ago and it was a waste of money and I got rid of it after a year.

Had something go wrong, maybe the water heater don't recall but called their service and the guy is like they'll schedule for someone to come out in 4-5 days.

fuck that. 4-5 days w/o hot water? what if it was more serious like a plumbing issue.

it's a complete rip off.

if you have it free keep it. but if you had to pay don't. the service from those home warranty services sucks. like my previous post, i'm not waiting fucking 4-5 days to get shit fixed by them. Even 2-3 days is too long. And some of the brands they use to replace appliances are like the low end quality wise.

If shit breaks, I will just call a qualified professional who will fix it that day there and then with the the best product.

Most warranties are one year.

It's good from the builder. They do most repairs as it it is more for defects created by them. It's basically part of the build process.

Look home warranty companies hire the cheapest companies they can find to contract with. The labor is generally unskilled. Their customer service is nonexistent. They will do whatever they can to trick the technician into saying the issue was preventable or maintenance related so they wont pay the claim. They're terrible.

I believe what he is talking about has the repairs come from the home builder or the vendor that put in the equipment.

Furnace or AC? So they weaseled their way out of paying for a replacement for him?

AC. His ac went out on Saturday. He calls the home warranty company and they say soonest they can get someone out is Monday. So the guy they send out Monday spends about 45 seconds looking at the system and says che dont work on these" and left. Granted it's not a super common system, it's a condo unit, thru the wall condenser split system with an air handler and electric heat package. So he calls the home warranty company and they say theres no other providers in his area (like there arent 4000 contractors that serve mchenry county). So they get eventually special permission to call another contractor and based on what we charge or find they'll reimburse the customer some or all of my fees. I fix it. Simple fix. For about 275. Not a bad deal really. But in order to get paid he has to have the technician speak to them and give details. So he spends 30 minutes on hold while I finish up. He speaks to a rep that asked for claim number, he says the tech is here and hes ready to give details. She says let me transfer you to the approvals department. Hold. I waited another 20 minutes but now its 6pm and I've got calls holding and I have to account for my time sonic I'm sitting there waiting... I've got to charge time. What's he supposed to do? Pay me to sit there knowing that wont be reimbursed or just eat the charges.

Between us I'd say getting cooling restored for 275 is a deal anyway. Just pay it.

If OO was talking about a warranty from a builder after you bought a brand new home, that's different. I'm talking about a home warranty most homebuyers get for free for a year and then need to renew. don't renew. even that year free it's a complete waste. Pay $50-$100 more for a repair or appliance that will last you 5 years instead of the warranty repair or appliance that will break again in 3 months.

at some point it expires and they'll try and get you to keep it. We sold an old farm house and put a warranty on it (apparently its the new thing in real estate) because the AC and Furnace were 25 years old (i'd replaced parts and repaired them on my own) along with older appliances.

but i've heard of the nightmares of actually getting those things fixed when things go awry.
