I'm amazed at the amount that I've seen as well. Dumb business move. Anybody looking for a matress doesn't mind making a 10 mile drive. You don't need them on every corner like a fast food chain.

Mattress Firm feels like the Washington Mutual of leases and subleases of commercial property. My theory was always that if you needed to show some occupancy or needed some cash to service your property loan, Mattress Firm would come in and take the lease at 40-50% of market value (perhaps with free years on the back end which could be easily sublet) and pow, another store.

Now they've built up lots of debt from the leases, and they can jettison the most expensive ones, and leave the property owners totally fucked. Repackage the best leases, sublet some of them to other business types for a profit, and keep the lease in each neighborhood with the most favorable terms.

Picking a point at random in a mostly residential area (the Downers Grove Fairview Metra station) there are 16 Mattress Firm stores and 2 clearance stores in a 7 mile radius.

If they are truly doing that, it makes no sense from a cash flow perspective. You are tying up millions in working capital in inventory. I hope the bankruptcy court calls bullshit on their plan to dump leases.

Do they really have much more inventory if they have 16 stores than 13 around eastern DuPage? I would think most of their inventory is in a warehouse dispatching for next day delivery.

Well those stores usually have a lot on the floor. Maybe they don’t have any in back. But I can’t figure arbitraging rent is a great strategy. If it was, then I would assume hedge funds would do it.

If the locations are so great, then the owner would find tenants easily.

I think the reason they have so many locations near each other is because of acquisitions. They bought Sleepys and ended up with 2 stores on the same intersection by me...both in newly constructed buildings. I’m sure lease agreements kept them both in place. Seems like poor due diligence.
