Being serious here, reason #1 he will never sell is capital gains.

He would sell for over a billion and his purchase price was ~$20 million. He would owe capital gains on any amount above that purchase price. If he dies, his son can sell and would only be taxed on any amount that is over the value at the time of Jerry's death.
