Hired a realtor at 11 today to sell our house. Got a call at noon that someone wanted to come look at 2 on a whim. House sold at 3 for cash at full list price. House never was even on the market. Holy shit. They want to close in 30 days so things are officially crazy. We close in 60 on the other place so right now I'm homeless at the end of next month. talk about a domino effect. You make one move because you chase a dream and then all hell breaks loose.

Yeah I thought about that. Gonna see how far we get over this weekend. There is a storage place next to my office so I could bring a load or two every day just going to work. Luckily we don't have that much stuff and it will be a great chance to purge or donate things. Still plan to play over the weekend. I am home before 11 even when I do golf.

So questions arise- was your house obscenely underpriced, or was the realtor that good, or just the perfect storm of cash buyer on the hunt for exactly what you have, or were they coerced to buy what was available? I hear stories like yours, and I wonder if the broker fee was even earned, or if they deserve a tip for such a quick sale?

She priced the house 5k above what we thought we could get in a perfect situation. For all I know she had the buyer in her back pocket looking for something like our place and tried to get them in there right away. Not sure what the buyers story is but they want to get in right away so maybe they were just desperate. Not sure but just hoping the inspection and all that goes fine and what’s done is done. It’s a real circus trying to coordinate all the financing and realtors and inspections on top of work and now packing up. Hopefully we have a productive long weekend.

I've only bought one house from the market, and even that was an early foreclosure (1991) where we had cash for the full amount while no one else could get it financed before the tax sale due to timing. And, I feel we got a tremendous price on it due to our unusual circumstances. We arranged the purchase of the farm from my parents, no realtor involved.

As a buyer, if I were to find a place I liked, in my price range of the cash I had on hand, I guess I would still shoot an offer first, but be willing to buy if the timing was an issue. Maybe the housing market there is just that hot right now. My middle son just returned from his summer internship in D.C., he'll be returning there full-time after Christmas when he graduates with his Masters, and wants to buy a house there to share with three fellow new hires. The D.C. housing market is something to behold, with many sales like the one you described. Tough to be the buyer, great position for sellers in most cases.

Btw, had a similar situation years ago. Had to store things and move into temp housing. I chose to get a container/pod and put it on my driveway. Took a bout a week cramming it with everything unnecessary until it returned to us at the new place for unloading.

Should work for you unless you have a jag neighbor like 312player.

Thankfully she lives in Lincoln, NE so that’s not an option. Oh and I decided to cancel golf this entire 3 day weekend to get a jump on this thing so that blows my original theory out the window .
