Unpopulated? No.

No middle class? Yes.

It’s actually been an ok winter up here so far.

Still not a place I would wish my worst enemy to live.

Maybe Kirkwood tho.

I'm not so sure. It seems like the lake kinda does something when they're coming.

Quote:
Big cities don't have some magic protective shield — so why is it that they so seldom seem to get hit?

"Simply, downtowns cover tiny land areas relative to the entire nation," notes meteorologist Roger Edwards on the Storm Prediction Center website.

"The chance of any particular tornado hitting a major downtown is quite low — not for any meteorological reason, but simply because downtowns are small targets," Edwards writes. "Even when tornadoes hit metro areas, their odds of hitting downtown are small out of space considerations alone."

Swiss Re found that densely populated and developed Cook County, Ill., which includes the city of Chicago, has the greatest potential exposure to a violent and long-track tornado. If the same EF5 tornado that hit Moore, Okla., in 2013 hit Chicago, tens of billions of dollars' worth of property would lie in the tornado's path.

Damage estimates for the tornado would be in excess of $20 billion. An estimated 112,000 people live within the tornado damage swath, of which many would be injured or killed, despite improvements in tornado warnings from the National Weather Service, a branch of the National Oceanic and Atmospheric Administration (NOAA).

I could see downstate becoming an unpopulated wasteland. Bloomington and Champaign are safe because of colleges and insurance, but what's the trajectory for Peoria or Decatur?

Real estate in Cairo is pretty attractively priced.

My goal is to get to Tennesse in the next 10 years, but I don't want to take a pay cut in salary, my best bet will be probably get in a consulting gig that doesn't care where you live(as long as your near an airport).

Big question for every mid-tier MSA. A shift towards remote work would be a boon. A lot of these sizes of cities are great places to raise families and are affordable. But people need employment

Peoria has both high paying and strong middle class jobs for as long as Caterpillar remains.

We'd likely end up on the gulf coast and I'd still want to be near a City, so Tampa makes the most sense.

Those jobs aren’t what they used to be. The pay scale has taken a major hit for new hires (and that’s been the case for quite some time).

Decent hospital system too but cat is moving and the rest will probably collapse after that. Don’t think Bradley and Robert Morris are going to keep it afloat.

How much did losing Archer-Daniels-Midland hurt Decatur?

Missouri and Wisconsin are the two states I’m looking at most right now. Wisconsin would be the easiest because my current job is roughly a half hour away from the border, and I’d also still be able to visit friends and family fairly easy. Missouri would mean a complete change for me and my girl tho, but that won’t stop me from considering it if it’s the best option.

Kind of off topic but I bought something off eBay earlier this evening and got hit with that bullshit 6.25% sales tax Illinois passed for online purchases.. yeah fuck this state. I understand taxing a business selling something online but taxing everything including stuff that’d just be a private sale if it were face to face is absolute horse shit.

eBay does for that for any purchase if it's shipped within the same state...

And with Wayfair vs. South Datoka the Supreme Court court stated a physical presence within the sale state isn't necessary to charge sales tax. Also, how do you know the seller was a private entity rather than operating a business through eBay?

Blame Illinois for taxes but your anger should be directed elsewhere.

Your MO vs WI has some important factors to consider. You’re going to get a distinct difference i n climate especially if you choose to move relatively north in WI or relatively south in MO. The people are quite different as well as WI start getting that Canadian/Minnesota feel to them and MO starts to feel southern in culture. I don’t know the MO tax regime at all. WI is not substantially better than IL on income taxes, a bit better on sales and mostly better on property taxes. You’ll generally get more for your money in WI than IL. WI has a stable fiscal situation and fully funded pensions, so the long term outlook is much better than IL.

I chose WI for my retirement place. I like winters and enjoy all the lake activity in WI. I am sure you can find plenty of water in MO.

Wisconsin and Illinois not that much different.

Denis is retiring to the middle of nowhere in Wisconsin. Of course property taxes are lower there.

WI is better but not by much. But 20 years out, I am pretty sure the gap will be massive. IL’s $150B plus pension hole all but guarantees that.

It is crazy the differential in my tax bills, but as noted, the rural location probably drives most of that. I haven’t checked comparable bills in suburban Milwaukee. Both houses are assessed the same, but IL is more than double.

Just checked a New Berlin property tax bill. On RedFin, $4,600 for a comparable valued house. My bill is $11k. I guess rural has nothing to do with it.

Yep. Its misleading to compare states when property taxes are primarily determined by county districts. Yes Cook county is bad, as are most of the collar counties. But comparing the Chicago area to Friendship WI is apples and oranges.

And FWIW, taxes on lakefront property on Lake of the Ozarks (central MO) are about 1/10th of what they are on most boatable lakes in WI.

My experience with mid-Missouri culture was that it was the worst of the South and Midwest mixed together. There's no Midwestern Nice or Southern hospitality, most people were just kind of reserved, grumpy, and kind of inarticulate. It's not like Wisconsin where strangers will strike up a conversation with you at the grocery store, nor was it like when I was in Memphis and a barista called me "sweetheart" and damn near melted me into a puddle. Wisconsinites are weird but endearingly so; I found rural Missourians to be a thoroughly dismal people.

Mid Missouri is a strange place...I am going to blame it on St Louis because well St Louis sucks.

Southern/Southwest Missouri is much better.

And taxes/land is cheap.

From a weather and financial standpoint Southern Missouri is a way better choice than Wisconsin
