Had a home inspection so I can go back and look at that but we didn’t have any kind of insurance built in. It’s only 9 years old so maybe this other tech will sing a different tune. I just want to know where I stand with it so I can make a decision.

Some home inspections come with some sort of warranty that guarantees major household items will be functional for x amount of months. Maybe check in to that.

Yes, that is my understanding as well. Or at least the sellers have to disclose that an appliance or whatever might be on its last legs. Definitely worth checking into, Tbone.

Edit: I talked to my wife and she reminded me that we signed away any liability via paperwork drawn up by the seller. The guy is a well known lawyer here in town so go figure.... I should know more by this afternoon when I get my 2nd opinion

Those drum humidifiers are awful. Huge mistake in getting one, i get that calcium buildup after running it for like 5 minutes. I turned it off and haven't run it in a long time now, it's not worth it

Damn. Tough break. Not saying the lawer knowingly left you with a lemon furnace, but it definitely made sure he made a clean break with the house.

There are a lot of possible sources of water in the type of system you are describing. Based upon its relatively "young" age, it seems unlikely that it's the result of a corroded heat exchanger.

He is a pretty shrewd guy. He wouldn’t even kick in to remediate the asbestos in the attic and was going to walk away from the sale of the house and put it back on the market. Fortunately our realtor really wanted the deal to happen and kicked in on her end.

Long story short... it could be a loose hose from a collector box to a trap, a cracked trap or cracked or clogged pvc drain.
Typically... not always but typically, especially with carrier or bryant or Payne furnaces, they'll trip a burner box rollout before they leak water.

Now as far as inspectors go, they're useless.

It’s a Payne unit.


Which makes it a Carrier, which mean the previous owner paid less for the same Carrier unit with a Payne decal.

This will turn out well for you T-Bone.

It’s a Payne unit.

If it's a condensing unit from 2011 yes those were known to have bad heat exchangers. We've seen hundreds of bad 5 year old systems. Something about the coating inside the secondary exchanger that can allow corrosion as the condensate is quite acidic. However I'd want to look and see from where the water is coming. After a good 15 20 minute cycle shut it down and open it up. If theres water on the top deck it's not the heat exchanger (assuming it's an upflow). If theres water under the blower or most specifically on the back wall of the blower compartment behind the motor I'd remove the blower assembly to visually inspect the secondary. Theres a white plastic trap on that unit eith hoses going to it and either a hose or pvc drain coming from it to the floor drain. Make sure those are all tight and not cracked or otherwise leaking.
Kill the water line to the humidifier as well. Test with that shut off to make sure it's not a bad humidifier.

In other words water can come from lots of places. Assuming it's the heat exchanger without confirming visual or more importantly with a combustion analysis is a shitty way to tech.

It was a corroded heat exchanger so now I need to figure out whether to have that replaced or get a new unit. The furnace is from 2009 not 2011 so I’m leaning towards getting it all replaced

I’m in Kenosha. They quoted me on a Carrier but I’m not going to use them. I was going to kind of be a free agent and shop around. The tech was mentioning American Standard as a brand.

Hey, would you be interested in giving me a quote on a furnace. I believe you and I are (somewhat) neighbors...I've been quoted a decent price from a local vendor that we've used in the past (and he's even come down a couple hundred from his initial quote)...but just trying to do my due diligence..

just reaching out, if you're not interested no big deal...it's obviously a big ticket item and I'm just trying to find the best price/reputable service...

truth is we're not going to be here that much longer so we're not looking for the gold plated option, just trying to make it work
