I know CGI isn't cheap but neither are lawsuits, you would think at point they just hold fucking water pistols and then take it to editing.

I believe that real Guns are used frequently as props but are loaded with blanks. One pretty famous case was on magnum PI. Tom Selleck was a pretty big fan of the 1911. But for some reason reliable blanks in 45 cal were hard to come by so it was altered to accept 9mm shells.

John McClane in Die Hard used a fully functional 9mm Baretta 92F. He permanently lost some hearing in the scene where he's shooting thru the table. The director wanted, for some reason, hotter blanks with bigger muzzle flashes.

So real Guns are used specifically for actual shooting scenes. Rubber guns are used sometimes when firing is not required. Or just non working props.

As for the bullets blanks are basically just normal cartridges with the actual bullet removed and some kind of wadding in place of the bullet. Blanks tend to function with some difficulty because of the balance of the cartridge being funny as well as the fact that with no bullet the nose doesn't run the ramp properly during reload stroke of a semi auto or full auto action.
