Maybe dolphin can be of help here.

How do you buy a piece of property for $190 million, and then ask for an evaluation of $60M for the property?

Remove the toilets?

They tore down the property.

What sort of Section 8 project do you think is getting built here? I haven't seen anyone but you suggest that this is even on the table. More likely it would be a housing development with some affordable-housing aspect as is often necessary.

It would be a threat.

But plenty of developers would be happy to put in an apartment and townhome community there.

You think that low income housing is going to go on that land where single family homes in Arlington Heights go for $300 sq ft and up with no problem all the time? have you considered you don't know what you're talking about at all

They were never going to get away with big-dicking Chicago and Cook County the way they did, or tried to, at least.

I'd say they've already gotten away with everything. The worst case scenario is a new $2 billion stadium in the city of Chicago.

Warren probably would've had this all wrapped up if he was here when they bought the land, but this is sweaty Teddy's final parting gift.

The Arlington Heights site is the best case scenario if they can convince the school board.

In the end the 5 billion dollar corporation is going to railroad this over a difference of 10-15 million in property taxes.

Good isn't it? See you're a local, the 326 acres could be a lot of things, but the Bears not building a stadium over a property tax bill that any competent business would've seen from a mile away just strikes me as too unbelievable.

I like the Bears chances, they have a strong history of making the things they touch less valuable. Arlington Park is just the latest.

Per year. So that's easily a good pass rusher. Which could be the difference of a title. Obviously it matters.

Just curious.

The Bears have owned this land for what? 2 year now?

So what have they actually had to pay in taxes in those two years? Something had to be paid even if they're disputing it and asking for a refund. Just wondering what that number has been.

They closed in Feb 2023. Taxes are in arrears so the 2023 tax year is their first bill.

Worth noting again that the difference in the tax bill is like $10m, which is a lot of money unless you’re counting it as part of the cost of building a $5bn stadium complex.

If I'm Arlington Heights/Cook County. My game would just be to say "Fuck you" and not lower the tax one dime.

Reasoning being they're never gonna build the stadium anyway. So you don't need them as friendly partners. Make them pay it at your number while they try to raise 4 billion dollars for a few years. Once they can't do that, they'll sell the land or the team and you've got them at your tax rate for 5 years or so.

Make the Bears take it to court.

What if they built a temporary stadium, tore down soldier field and rebuilt it, then left Arlington a blank scab don't even replace the top soil

Kevin Warren says the stadium needs to be on the lakefront so they can get the “money shots” on Sunday Night Football. What?

This guy is a clown.

Interesting...Churchill Downs last paid on an assessed value of $95 million. So that's the general ballpark of where the final number will need to be.

This is so Bears to have this all fucked up.

But it still does not address the traffic and parking issues as well as the difficulty of building anything new on the lakefront.

That plus Warren's goofy "money-shot" quotes make me feel it is still all part of negotiations and that Arlington is still on the table.

That's basically what the Bears want it to be though.

This is just how all of these things go. It took the Cubs 4 years to finally get a deal on renovating a stadium they already owned.
