I'd say the coils should be cleaned and the capacitors checked, the charge checked and adjusted... so um yeah, borrowed time. Sure. Better to spend a few bucks getting a checkup than having it crap out in the middle of a heat wave and paying top dollar. And change your filters.

Edit... agree with chus. AVOID EXPENSIVE FILTERS LIKE THE PLAGUE. If I ever meet Mike Holmes I will punch him in his face. He is killing furnaces with that stupid filtrete filter.

Along these lines I will give a tip that stops a visit from Darko or others with a new outdoor ac box. Don't ignore the goddamn male dog lift the leg on the AC unit. The uric acid eventually rots all the coils and then the unti shits itself after a couple of years. I paid for this last summer.

Chus, you know those "green" filters they sell at Home depot? The ones that are about 50 cents a piece and feel like they're falling apart right from the package? I tell people to avoid those... Go with the blue fiberglass "cheapos".

After replacing everything in our basement three years ago, I went with the Darko extra dump pump plan. I also was able to buy a whole house generator in case of power outage. I hope we are ready.

I'm confident most of us know this, but just in case .... sump failure (and sewer backup) leading to water (or worse) damage is almost certainly NOT automatically covered on your homeowners insurance. You can purchase the coverage, but it's going to be an add-on. There may be a few different kinds ... depending on if you have a finished basement or not ... be sure to ask if your personal property would be covered if said basement is finished.

If you don't know, call your customer service line (or during business hours, your agent).

Well, it certainly is now.

"We" haven't put any moratorium on adding the coverage as of today ... honestly I don't know if you can do so before an expected deluge of claims ... I know they sure as hell will put one in place once the ball starts rolling ... as will most if not all other companies.

Ok so I had a homeowner who called us while on vacation... his furnace had stopped running (10 years with no maintenance) and since he was gone his pipes froze (including frozen toilets which is totally cool cause I never seen that and I dig it), and burst and insurance didn't cover his damage because he had done no maintenance on his equipment, which I didn't know they could deny maintenance for that but whatever.

Yes! Just turn it a 1/2 turn with an allen wrench. Saved me some $$ in the past.

However, I'm pretty sure I could replace a disposal faster than I could replace a sump pump. That seems difficult to me.
