i think property taxes are throwing your money away too...when it's as high as illinois.

Property taxes per year are generally 1/3 or 1/4 (maybe even less) of the cost of year's rent.

The landlord/owner of the building(s) still has to pay property taxes. He isn't covering those out of the goodness of his heart. He is passing those taxes along to his tenants.

you think developers of those new buildings going up in Chicago will be paying the same effective property tax per sq foot that single-family homeowners are paying? Chicago will be lucky if they aren't getting a 20 year property tax abatement to build those new rental high-rises.
In general, property tax per sq foot ends up being substantially lower on large scale rental developments than on single family homes. Probably why they can offer such low rental rates .
