Two high school classmates of mine bought rentals out of college- the one guy was offered a net of $5K the first week while he was fixing it up, but turned the offer down. He struggled for a decade and never sniffed the $5K profit he could have had the first week.

The other guy owned houses in the historic district near the Lake, like seven units total. Man, it was like printing money for about four or five years. Then, in a matter of six months, it was all gone and he was lucky to get out. Seems every furnace and every roof was failing spectacularly, damaging the apartments and the renters' stuff. And it had to be fixed to sell them. He ended up the president of a local bank, and didn't own any more rentals. (same guy who bought his lake house on 9/12/01 for half the asking price from 9/10/01).((and the only guy I personally know who had a three-way with two chicks))

Now, one of the guys on my shift is pushing hard to buy houses, scraping every cent of equity together to put it down on another house. Can't wait until the rent replaces his need to work. I've been to his place, smells like dog piss and piles of shit all over, so he has a lot in common with the tenants. He half-ass repairs his own stuff, I can only imagine the rentals. Lots of the young guys think he's a genius. Maybe he is.

So, you coukd rent it for a few years to a good renter but they move on, than you get crappy renters and then you can’t find any one and you hope the local bored teens burn it down before the hobos move in.

Yep, like DS did, you might get lucky and get a good, one-term renter, or possibly offer it to an employee as part xf compenstion, but more likely it will be one clean-cut guy, who lets five meth-sellin' buddies move in with their teenaged baby mommas and the whole gang starts stealing everything that isn't tied down and tearing up the decent parts.

I'm watching the old farmhouse across the street fall down, as the two remaining retired siblings try to keep it up with no tenants. Mowing and plowing snow to make it look lived-in seems like a lot of work to maintain the Grandparent's old place, where the only time I see the Grandkids is when they store their boat in the yard or there may be two summer bonfire parties.

They quit farming any of it in the 1970s and "made it a nature preserve" ie- just quit every bit of upkeep. So there's a few acres of old grape vineyards and fruit trees untrimmed for a generation or two. Perfect breeding grounds for insects and disease for my crops. And boy, were they outraged when the Drain Commission cleaned "their" ditch and AEP trimmed "their" power line trees. Shit, if the put half that energy into keeping things up it would still be pretty nice. At least there's no hobos yet!
