we have only been in the house 3 years at this point. Our equity has gone crazy just from home values in this area doing so. We had them set it up to pay off in 27 years. Part of me thought about doing a 15 year, but with interest rates at basically 2.75% paying extra on principal doesn't seem to be worth it when I can put that money in investments and return 3x my interest at the S&P 500's average rate of return. I think this is maybe the 1 time in history where this makes sense to do it that way as with normal rates I'd say sure go for the lower rate and pay off sooner.

I looked at this about 2 years ago. The refinance was going to cost me $5k in equity. I said no thanks. I'm sure I could shop around and get a better deal now with rates as they are, but I'm only planning on 2 more years here. Not worth it.

I’d shop around for heloc rates. We got ours at some credit union I’d never heard of and they were ~150bps inside of some of the others I checked.

Big banks aren’t always competitive on stuff like this so I’d check around a bit. It’s easy enough to google.

5 years in to a 30 year and would love to drop down to a 15, but when i looked i saw the refi rates are higher than the rate you get for a new 15 yr loan. combined with the fact my 30 year rate is pretty low IMO 3.5%, i havent done shit yet. maybe i call hochberg and become one of his commercials?

We refinanced very early this year and knocked a bit more than half a point off the mortgage. We were only 18 months into our 30yr mortgage but we had a nice chunk down on the house to begin with so they let us take out 30k and roll it into a new mortgage. We took that money and completely refinished our upstairs bathroom and put money down on another big project. Our realtor sent us a link to what our house is "supposedly worth" and it is $70k over what we bought it for without taking into consideration the new bathroom. The bank had to come and reappraise before they refinanced and gave us that other loan so it is working out ok so far. We will likely be here another 10 years and then get out of here. Housing market is a little bananas right now. Obviously a house is only worth what you can get someone to buy it for, but if it is nice and in a decent neighborhood people are in a feeding frenzy and commonly paying well over list.
