yeah, taxes is the annoying part. I own a plot of land free and clear and its always a oh crap moment often.

a mortgage can be a psychological anchor around your neck even though the smart money could be to not pay it down and refinance when the rates are low and invest the difference instead of making extra principle payments.

2012 to 2021 was a unique time where you had numerous opportunities at a sub 4% mortgage and a few sub 3% opportunities.

I'm comfortable sitting at 50% equity and having a 2.85 30yr fixed and investing extra money each month instead of putting it in principle. anything over 4% i'd likely try and rid myself of the mortgage as soon as possible. but I imagine as I come close to retirement time (20 years from now) I'll likely be ready to not have a mortgage.

Debt v. Debt-free is non-discussion. Having the asset free and clear is always the winner. Even more-so now that the higher standard deduction rules out many of us itemizing our taxes.

i refinanced from a 3.45% 30 yr to a 2.85% 30 yr. in the 8 years i've spent doing this, my rate of return on invested "extra principal" has averaged a 7% rate of return even including this year. I'm a few years away from the balance on that account equaling my mortgage balance post capital gains. yeah the standard deduction has hurt from a deduction standpoint but that never really was the purpose anyway.

but being that its literally the only debt I have, Its fine. and when those two balances meet in the middle, I'll decide from there what to do, but feel like I'll probably let it ride.

That would be a great feeling. My wife and I were only about 10 years out on paying off our little ranch before we moved in 2019 to a much bigger place. While we love where we are at, there have been many headaches along the way and the larger mortgage is one of those. Happy for you Franky.

This made me think of and look up Fred Gottheil. Apparently he died of pancreatic cancer in 2016. Then Anita Feller came to mind and I looked her up. Died of pancreatic cancer in 2011. I think I'm done looking up former college professors. I don't dislike anybody that much.

It’s looking pretty promising that I’ll be taking a new position inside my current company. It’s a lateral move within my field but allows me to work with a completely different product line after being involved with the current one for 15 years. Big change but a chance to make an impact with an industry leading item.
